Note on hazardous materials: Asbestos removal, biohazard cleaning and other regulated work is always subcontracted to licensed specialists. Their certificates are included in your handover pack. We do not mark up these services — they are passed through at cost.
Yes — full furniture and contents removal is included in every package. This covers sofas, beds, wardrobes, dining sets, white goods, garage items, garden furniture and sheds. Items are sorted into four streams: returned to family, donated to charity (with receipts), auctioned or sold (proceeds go to the estate), or responsibly disposed of. We do not just take the easy items — everything goes.
Each package includes a rubbish removal allowance — 3 m³ (Bronze), 6 m³ (Silver), 10 m³ (Gold) and 16 m³ (Platinum). This covers general household waste, green waste, e-waste and white goods beyond what can be donated or recycled. If your estate exceeds the cap, additional volume is charged at $195/m³ (standard access) or $235/m³ (restricted access). We flag any likely overage during the free site assessment so there are no surprises.
The main cost drivers are: property size, the volume of contents to be removed, access conditions (stairs, long carry, street-only skip placement), the condition of the property (standard vs heavy soiling or hoarding), and any specialised trade work required. We assess all of these during the free site visit and provide a fixed quote before we start.
Your quoted package price is fixed. The only way costs change is if we discover something genuinely unforeseen after work starts — for example, hidden hoarding behind walls, asbestos, or biohazard material. Any variation is put in writing with your e-signature approval before we proceed.
Yes. We regularly arrange for our invoice to be paid from settlement proceeds via the agent or solicitor. This is common for Platinum engagements and can be arranged for Gold and Silver as well. We'll include the appropriate wording in our quote and authority documents.
Our policy is donate first, landfill last. We work with charity partners and provide donation receipts. For items with auction or resale value, we can coordinate with our auction house partners — and this is included in Gold and Platinum packages. Auction proceeds go to the estate. We do not take a cut of auction proceeds.
Yes. We service all Melbourne metropolitan suburbs and inner regional areas. Our base is Beaumaris in Bayside, but we regularly work across the eastern, inner, northern, western and peninsula areas. A travel surcharge may apply for properties beyond 60km from the CBD.
